This is a legally binding contract between Orkney Holiday Rental (Trading as Anchorage Apartments) and the holidaymaker. The property owner is also referred to as “we” and “us”.
The holidaymaker is the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as “you”.
Bookings
If paying by bank transfer, please quote your booking reference number as the reference on the bank transaction. This ensures we can match the payment to the booking should the payment be made by another person, and not the person who booked the holiday.
Check in / out
Check in is any time after 2.00pm, check out time is by 10.00am at the latest unless otherwise agreed.
We operate self-check in on site with some of our properties, with the necessary access information and codes made available prior to arrival.
For checking in at the Anchorage, please let us know and estimated time of arrival so someone can meet you to check you in.
Multiple week stays
Normally if more than one consecutive week is booked, extra towels and linen will be provided for you. We do not offer a mid-stay change over service.
Smoking
We operate a strict no smoking policy throughout all accommodation. This includes the use of electronic cigarettes.
If guests want to use an outdoors area to smoke, they are expected to respect the neighbouring properties (if applicable), and make sure all litter is removed prior to their departure.
Pets
We only accept pets in our properties which advertise as such. Owners are solely responsible for their pets during their stay and must clean up after their pets. Failure to do this may result in additional charges.
Cancellation
To minimise inconvenience and cost of cancelled bookings, guests are strongly advised to have appropriate travel insurance in place.
If the cancellation is received:
- More than 14 days before the arrival date, for any reason, the guest receives a full refund of all payments made.
- Less than 14 days from the arrival date, the guest receives no refund of payments made.
Anchorage
If the cancellation is received:
- More than 5 days before the arrival date, for any reason, the guest receives a full refund of all payments made.
- Less than 5 days from the arrival date, the guest receives no refund of payments made.
Cancellation by Orkney Holiday Rental
Orkney Holiday Rental will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available, and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Travel Disruption & Insurance Policy
Guests are strongly advised to take out comprehensive travel insurance at the time of booking.
While every effort will be made to accommodate guests where possible, Orkney Holiday Rental cannot accept responsibility for travel disruptions, including but not limited to:
- Ferry cancellations or delays
- Flight cancellations or delays
- Adverse weather conditions
- Transport strikes or other unforeseen travel interruptions
In the event that guests are unable to arrive on their scheduled check-in date, or experience a shortened stay due to such circumstances, no refunds or discounts will be issued for missed nights.
Travel insurance should be arranged to cover:
- Missed or delayed departures
- Cancellation or curtailment of your stay
- Additional accommodation or travel costs
By confirming a booking, guests acknowledge and accept this policy.
Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
Orkney Holiday Rental reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
Orkney Holiday Rental is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
Orkney Holiday Rental reserves the right to refuse entry to anyone, who in the property owner’s opinion is not suitable to or capable of taking charge of the property.
Orkney Holiday Rental reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
Liability
Orkney Holiday Rental takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker’s party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
Children must be supervised at all times.
Lost Property
We will do our best to return lost property to you.
Keys
One set of keys are kept on site in the key safe. Please return keys to the key safe at check out. Any keys not returned will incur a £20.00 charge.
Breakages
The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the Orkney Holiday Rental) will not be charged for.
